This cross functional role has two general zones in their work:
Data Scientist: Through custom modeling and manipulation of disparate datasets, this person will help Lionstone see trends and truths that other real estate investors have yet to find, understand and leverage. This will be done through existing models and analytics as well as new frameworks this person will build as part of our successful team. The research & analytics group includes people at Lionstone’s Houston headquarters, as well as team members with our parent company, Columbia Threedneedle’s Boston headquarters and third-party contractors.
Market Analyst: Research commercial real estate market fundamentals at the market, submarket and asset level for office, apartment, retail and potentially other property types as well. Perform analysis to support investigation of research theses. This research includes gathering data from third party sources such as CoStar, REIS, and Moody’s. Assess the data and research for its applicability to the investment at hand and leveraging that data, as well many other data sources, to take a view on the asset’s future competitiveness and expected returns.
Responsibilities
Transform and manipulate data using programs such as R, R studio, Python, and SQL databases for use in existing models.
Modify models in R and other programs to import new datasets, revise model specifications and update time series.
Devise means to leverage alternative data streams for novel insights at the property and geographic submarket levels. These datasets may include mobile device, aggregated and anonymized tax return and credit card data, as well as building operating data such as from key card access.
Design, build and QC models that leverage alternative data sources, internal accounting and valuation data and third-party subscription data sources.
Create and compile data for research meetings and publishing a summary of discussion notes in a format that can be utilized as insights to the Lionstone Executives and Investment professionals.
Track and initiate and/or complete follow up items on key projects.
Create and monitor project-based timelines.
Summarize the changes and articulate high- and low-level summaries of such data and their impact on models.
Prepare/process/join geospatial data layers.
Run spatial queries and field calculations as part of typical geospatial tasks.
Use ESRI software for spatial analytics and map display.
Create custom maps upon request by staff.
Complete geospatial analysis on specific real estate projects.
Design and build effective dashboards for company-wide use.
Produce written summaries related to research related events (consultant visits, seminars etc.).
Assist with special projects as needed.

Required Qualifications
The successful candidate will have a minimum of a Bachelor's degree in computer science, math, GIS or physics
At least 2 years work experience working with data, developing and interpreting analytics.
Ability to quickly learn new datasets, and basics of the commercial real estate industry.
Experience with Microsoft Office suite (Excel, Work, PowerPoint)-Advanced in Excel.

Ability to create custom maps.
Preferred Qualifications
Expertise or education in Project Management.
Experience with ESRI ArcGIS Desktop (creating, querying, editing, and analyzing data).
Experience with computer programming for GIS applications.
While a background in real estate is not required, a passion for working with data to achieve results that drive business strategy as well as individual investments is.
